We provide operation, maintenance and rehabilitation services for infrastructure, facilities and auxiliary systems. We organise interventions according to the asset’s function, condition and the consequences of unavailability.
The scope is defined for each facility: operation of installations covered by the contract, maintenance of structures and equipment, service coordination or specific interventions. We work on assets built by AUCTIOR and on existing third-party infrastructure.

Initial survey and diagnosis
We collect documentation, usage information and intervention history. We identify assets, service conditions and inspection needs. This survey establishes a basis for setting priorities and avoiding the treatment of every maintenance task with the same urgency.
Organisation of operations
We define routines, responsibilities, records and coordination mechanisms for the installations covered by the service. We connect the owner’s needs with operations and maintenance teams and specialist suppliers, defining the boundaries of responsibility for infrastructure and processes.
Preventive and condition-based maintenance
We schedule tasks according to frequency of use, technical recommendations and asset condition. Where sufficient inspection or instrumentation information is available, we incorporate condition-based criteria to guide interventions. Industrial maintenance may combine corrective, preventive and predictive approaches according to the equipment, data and scope of service.
Repair and rehabilitation
We address deterioration and loss of functionality through diagnosis, repair definition and execution. In concrete structures, interventions may include the repair of damaged areas, treatment of joints and leaks, surface protection and previously designed strengthening works.
Planned shutdowns and interventions
We organise work requiring partial or complete unavailability of a facility. We coordinate preparation, materials, contractors, sequences and checks for return to service. The duration and conditions of the intervention are agreed with the facility’s operations team.
Modernisation and adaptation
We assess changes in capacity, use and service conditions. We connect maintenance with engineering and construction when the need requires modifying the asset rather than simply preserving its original configuration.

Planning that connects risk, cost and performance.
We define priorities with regard to the asset’s condition, function and the consequences of failure. We assess what should be maintained, repaired, renewed or studied in greater depth. This approach links asset management to service needs and investment decisions throughout its service life.
Deliverables may include inventories, diagnoses, maintenance plans, intervention programmes, work records and maintenance or renewal budgets.
Tracking what matters.
Indicators are agreed according to the service: programme compliance, outstanding tasks, recurrent failures, intervention times and availability of the systems covered.
When Monitoring is integrated, measurements are incorporated into diagnosis and planning. Data gains operational value when linked to assessment criteria, responsible parties and defined actions.
