Structure and construction quality
We design concrete foundations, columns, structural walls, beams and slabs according to loads, ground conditions and building configuration. The analysis accounts for strength, service deformations, durability and continuity of the load-resisting systems. Openings, provisions and service penetrations are coordinated with the structure before construction.
We incorporate steel elements in roofs, stairs, walkways and areas where the project requires specific solutions. Connections and junctions between materials are resolved together with the architecture and building services.
Construction detailing includes waterproofing, joints and maintenance access. Thermal and acoustic requirements are addressed through the complete design of the building envelope and junctions, rather than as performance automatically attributed to a single material.
Home automation within individual units
We integrate control of lighting, heating and cooling, blinds and usage scenarios, combining local controls with programmed or remote functions. Occupancy and indoor-condition sensors may be incorporated into the control logic according to the planned level of automation.
Home automation is designed from the building services stage: ducts, power supply, device placement and opportunities for expansion. Technology selection accounts for compatibility, maintenance and the availability of local functions.
Technical management of common areas
In buildings and condominiums, we coordinate supervision of heating and cooling, common-area lighting, access and equipment status through building management systems. Protocols and functions are selected to enable information exchange between components and its presentation to the operator.
The scope may include consumption measurement, operating notifications and services monitoring. Integration is verified against the functions actually required: using a common protocol does not remove the need to configure and check the system.
During construction or in existing buildings, structural instrumentation is incorporated where the project requires specific movements or changes to be observed.
